Keywords Studios at Quorum Office Park in Wroclaw

Keywords Studios has decided to move its Katowice office to Cavatina Holding's other flagship development, Global Office Park, in 2022. That year, the company further increased its lease space there to more than 13,000 sqm. In 2024, Keywords Studios will open its next branch in Quorum Office Park, which is currently under construction in the center of Wroclaw, right on the Oder River.

Keywords Studios is very pleased to continue its growth in Poland by expanding to Wroclaw. Katowice has quickly become a key location for delivering our services to gaming clients around the world. Without the dedication and hard work of the Katowice team, we would not be able to grow so rapidly in Europe. We are excited to establish a new team in another polish city.

Rhonda Cottingham, FQA Service Line Director at Keywords Studios

Keywords Studios is an Irish video game services company based in Leopardstown

It was founded in 1998 by Giorgio Guastalla and Teresa Luppino. Katowice is the largest studio owned by the Keywords Studios group in Europe. In order to meet the expectations of our clients, the company made another strategic decision, investing in expanding its polish operations with a branch in Wroclaw. In Katowice, we have built an attractive and development-friendly work environment. We want to do the same in Wroclaw, entering another large labor market in the information technology and video game industry. Location and office standard are important factors in this process.

Wroclaw is Poland's second largest regional office market

The Quorum multifunctional complex, which combines office space, residential space, relaxation zones and a service and retail offer, is also distinguished by its attractive architecture and views of the Oder River allowing for the creation of a modern working environment. These qualities are appreciated by growing companies that care about attracting and retaining talent - as is the case with Keywords Studios, which last month was awarded the Friendly Workplace award by Manpower Poland.

Although Wroclaw is Poland's second largest regional office market, Keywords Studios' scale of operations, business needs, standard and technical solutions meant that not every office development could meet the company's expectations. Thanks to the fact that we previously supported Keywords in the process of searching for the ideal place to create conditions for integrating all its teams in Katowice - we had a good understanding of the needs and expectations of Keywords' employees. The central location, large floor areas giving the possibility to arrange functional and attractive spaces for working and spending time together are Quorum's assets.

Quorum on the Oder: 85 thousand sqm of office space.

The Quorum A office building will offer its tenants more than 18 thousand sq. m. of Class A office space, spread over 12 floors, along with about 1 thousand sq. m. of retail and service units. Importantly, at least 30% of the energy used in the building will come from renewable energy sources.

- Quorum is not only interesting architecture and an ideal location on the map of Wroclaw. It is also a number of modern solutions that make this project comfortable and cost-effective.
We have also thoughtfully planned a mix of functions to complement the city's infrastructure and create a place that is vibrant beyond business hours. Keywords Studios joins the ranks of video game and IT companies that consider our latest Wroclaw investment as the best place for further development," comments Patryk Czernik, Leasing Director at Cavatina Holding.

The entire Quorum complex will ultimately provide approximately 85,000 sqm of office space in Wroclaw within four buildings. The fifth building will feature apartments from Resi Capital prepared to the highest standard. Quorum users and residents will also be able to enjoy a new riverfront promenade.

The first floor of Quorum's facilities will include commercial premises. Terraces and green spaces have been designed at the podium of the entire complex and at the level of the fourth floor. In addition, public green areas and a pedestrian promenade will be created on the south side of the already completed Building D, on the opposite side of the street. Approximately 1,500 parking spaces will be provided throughout the complex. All Quorum office buildings will undergo BREEAM certification and a WELL Health-Safety Rating. Building D has already obtained both certificates, including BREEAM at the Excellent level.

Office market in Wroclaw

In the TOP 3 of the largest players in Poland's regional office market, there is no surprise - Wroclaw is among the leaders. Invariably, the largest office markets in Poland (after Warsaw) are Kraoów, Wroclaw and the Tri-City.

A record-breaking office market transaction took place in Wrocław in 2022. The MidPoint71 complex on Powstancow Slaskich Street was sold for more than €100 million.
