A Wrocław business center with the largest office buildings is being built next to Sky Tower

Before the war, there were residences and tenement houses of wealthy Wrocław residents. In the 1980s, people went there to the circus, and in 1997, Pope John Paul II celebrated Mass there at the end of the International Eucharistic Congress.

Now, at the intersection of Powstańców Śląskich and Szczęśliwa streets, Skanska is building Centrum Południe. The five buildings will offer 85,000 sq m of office, retail and service space. The Swedish company has just sold one of the office buildings constructed there.

Skanska has finalized the sale of an office building (the second stage of the investment) in the Centrum Południe complex in Wrocław to the Czech fund INVESTIKA Real Estate Fund and BUD HOLDINGS (based in Luxembourg), operating as a joint venture, for EUR 62 million,

according to the investor.

Centrum Południe is Skanska's largest investment

The sold Centrum Południe office building offers over 21,500 sq m of office and retail space. It consists of 15 above-ground floors and two underground floors. The sole tenant of the office building is the American bank BNY Mellon (Bank New York Mellon), which occupies all 13 floors of the building – the bank moved in there in June 2024.

Centrum Południe collects certificates

Centrum Południe, designed in accordance with ESG principles, has been awarded the highest LEED Platinum environmental certificate.

  • The building is entirely powered by renewable energy.
  • The technologies used allow for a reduction in energy consumption by up to 39% and water consumption by as much as 58% compared to certification standards.
  • Such high savings are possible thanks to the use of cooling beams and a water recovery system, among other things.

Centrum Południe has two prestigious certificates: WELL Gold and Barrier-Free Facility. “In addition, the building’s surroundings are open to the local community, who can use the basketball court and swings or relax among the greenery,” says the investor.

  • Green areas account for nearly 25% of the entire complex, and their design was based on an ecological analysis and biodiversity assessment prepared specifically for this investment.
  • Rain gardens, an anti-smog sidewalk, and even a large mural made with photocatalytic paints by Zuzanna Wollna have been placed here.

This is the first investment in the capital of Lower Silesia to use green concrete. In the first stage, approximately 1,380 sq m of anti-smog pavement was created to help neutralize pollution emitted by cars. Interestingly, Centrum Południe is powered by electricity from a wind farm.

The Swedes are betting on Wrocław. They have been building Centrum Południe since 2019

The first stage of Centrum Południe. The office building rose 11 cm per hour

An interesting construction fact is that during the first stage of the complex's construction, a technique known as “sliding” was used to build the office building's core. Thanks to a special concrete mix and a platform that rose along with the building, construction proceeded at a rate of about 11 centimeters per hour, around the clock. In this way, the 14 floors of the office building's core were built in just 3 weeks.
