Wroclaw is the third office market in Poland
The capital of Lower Silesia is the third office market in Poland, after Warsaw and Krakow. Wroclaw in 2024 offers more than 1.37 million sq. m. - and that is 11% of the country's office stock.
New office buildings in Wroclaw in 2024
In the first quarter of this year, 18,200 sqm was put into use within one development - Quorum Office Park. And it's worth noting that only two buildings were completed in regional markets during this period, one each in Krakow and Wroclaw.
As in the rest of the office markets, developers' activity in Wroclaw is also declining. Only 52,000 sqm of office space is under construction, and work schedules show that 69% of the supply under construction will still be delivered to the market in 2024.

Office market in Wroclaw: new agreements, vacancies
With 25,000 sqm of office space signed, Wroclaw tenants achieved the second highest result among regional markets.
- Renegotiations accounted for the largest share of the transaction structure, accounting for 62% of leased space.
- There was a significant decline in new deals, which accounted for 33% of space in Q1 2024 and 51% in 2023.
The largest demand for leasing space in Wroclaw continues to come from the IT sector. In Q1 2024, tenants in this sector accounted for 38% of leased space. This is a result of the development activities carried out for years in the IT area. At the end of March 2024, the vacancy rate stood at 19.1%, up 0.9 percentage points from the previous quarter and 1.8 percentage points from the same period last year.
How much does an office in Wroclaw cost? Office lease prices in 2024.
Asking rents in Wroclaw at the end of Q1 2024 remained stable relative to the previous quarter and typically ranged from EUR 10.00 to EUR 16.00/sqm/month.
However, due to high construction costs and the continuing high cost of servicing construction loans, rents for prime space in newly constructed buildings may exceed this level.
At the same time, service charges in Q1 2024 remained stable and are usually in the range of PLN 16.00 to PLN 31.00/sq.m./month.
